Fine Print: Rent and Payments Upon execution of this Lease, the Renter shall pay the following amounts, as permitted under Massachusetts law:
First Month’s Rent The Renter shall pay the first month’s rent in the amount stated in this Lease, due upon execution and prior to occupancy.
Last Month’s Rent The Renter shall pay last month’s rent, not to exceed one (1) month’s rent before moving into the property. Last month’s rent shall: Be applied to the final month of tenancy Be documented with a written receipt stating the amount paid and applicable interest provisions
A security deposit of $1,500 shall be required and collected under this Lease.
Late Payment and Fees Rent is due on the date specified in this Lease. No late fee shall be charged unless rent remains unpaid for more than thirty (30) days after the due date, in accordance with Massachusetts law. Any permitted late fee shall be reasonable and shall not be considered additional rent.
Utilities The Owner/Landlord shall be responsible for payment of water service. The Renter shall be responsible for payment of all other utilities, including but not limited to gas, electricity, internet, cable, and any other utilities used during the term of the lease.
Snow and Ice Removal The Owner shall be responsible for plowing the driveway in the event of snowfall totaling two (2) feet or more.
The Renter shall be responsible for timely snow and ice removal from the sidewalk, ramp, and any exterior walkways or entrances used by the Renter, in compliance with applicable Massachusetts laws and municipal ordinances.
Renter’s Insurance The Renter shall obtain and maintain renter’s insurance for the duration of the lease term, covering personal property and personal liability. Proof of insurance may be required by the Owner upon request.
Pets No pets are permitted on the premises at any time. This includes, but is not limited to, dogs, cats, birds, reptiles, or any other animals.
Violation of this provision shall constitute a material breach of the lease. This provision does not limit the Owner’s obligations under applicable federal or Massachusetts fair housing laws regarding reasonable accommodations.
Application, Credit, and Background Screening All prospective renters must complete the Avail application process as designated by the Owner. This process includes, but is not limited to, a credit report and background check, subject to the applicant’s written authorization.
All rental decisions shall be based on lawful, non-discriminatory, and voucher-neutral criteria, in compliance with all applicable federal, Massachusetts, and local fair housing laws. Submission of an application does not guarantee approval or tenancy.
Voucher-Neutral / Source of Income The Owner does not discriminate based on lawful source of income. Applicants utilizing housing subsidies or rental assistance programs, including Section 8, shall be evaluated using the same lawful screening criteria applied to all applicants. Approval remains subject to compliance with applicable program requirements and execution of all required documentation.
